So we were commissioned to carry out a loft conversion at Defoe Rd this conversions was a big one with a flat dormer en-suite and some alterations to walls and making new openings downstairs.

The loft conversion also incorporated new cupboards in the sloping part of the roof and two large flying mullion windows and a pair of Keylite windows side by side.

So below we can see a few images of the loft at different stages of the build I will update these fully when the bathroom is complete next week.

Converting a loft is by no means a simple operation but it can be made easier with the correct planning and organisation  the methods of building loft conversions have also changed with the introduction of engineered joists and GLUELAM beams (these are timber load bearing beams laminated  with composite materials for extra strength) these can often mitigate the need for heavy duty steels within the alteration of a roof therefore saving time and money on the build cost.

Many architects stick to the same methods because of the only relatively recent introduction of these high grade composite materials  but what many architects do not realize is that many local authorities  accept the manufacturers calculations for these composite materials and beams without the need for structural engineers although in some instances they would need to be involved in  the process.

There is still a use for steels within loft conversions but in my opinion with the introduction of high quality timber joisting systems as mentioned in my previous posts here the lifting of these materials using cranes is not needed so costing less and simplifying the construction of your loft conversion.

We tend to tell customers that now that we have engineered timber joists these can often do away with steel beams wich are heavy and expensive to install often needing road closures and cranes to lift them into position this in my opinion is the “old way” and engineered joists like the I joist system have many benefits over steels.

These types of joist can span up to eight meters which is  more than adequate for most loft conversion although they do cost they simplify making rooms in your existing roof, another way to save on space is to use space blanket a thermal quilt which provide the equivalent of 400mm if insulation this mean that your u values will be excellent and you will save space and energy.

We recommend using the latest building techniques because they save time and money for our clients and they are easier to install so the project is completed quicker.
